Notice of Eddy County Zoning

Commission Special Meeting / Public Hearings

 

The Eddy County Zoning Commission will meet at 8:00 a.m. on Monday, October 28, 2024 in the Commission Room in the basement of the Eddy County Courthouse in New Rockford, North Dakota for a Special Meeting and to hold two public hearings on two proposed amendments to the Eddy County Zoning Ordinances. The following items are on the agenda:

 

  • Call to Order
  • Roll Call
  • Approval of Agenda
  • Approval of Meeting Minutes (September 16, 2024)
  • Discussion and Action on Changing Meeting Times to Second Tuesday of the First Month of each Quarter at 8:00 a.m.
  • Discussion on Revisions to Zoning Ordinances/ Recommendation to County Commission on Regulation of “Crew Camps”
  • Public Hearing on Amending Zoning Ordinances to Change Model “B” Floodplain Ordinance to Model “D”
    • Currently Eddy County has adopted FEMA’s Model “B” Floodplain Ordinance. To maintain compliance with FEMA, certain updates have been made that resulted in the Model “D” Ordinance. The County Commission and Zoning Commission are proposing updating the County’s Floodplain Ordinance to the most recent Model “D”.
  • Public Hearing on Amending Zoning Ordinances to Add Additional Option for Variance Requests
    • The current Zoning Ordinances only allow for five scenarios in which the Zoning Commission can grant a variance. To be better able to address possible variance requests and adopt standards similar to counties around us, the Commission is proposing adding in a hardship variance option. This option will allow additional circumstances other than the existing five to be granted a variance if the Commission finds certain criteria are met that are unique to that property and that the variance would have no adverse effect on the neighbors of the property.
